The Over Looked Upgrade
Having built a house not long ago, I can attest to the fact that home buyers are offered a multitude of upgrade opportunities. Like so many others, we chose to take advantage of some upgrades, and to forego others. One area that most contractors and home buyers overlook is ventilation products, and in particular bath fans.
Many new homes feature a master bath suite, which at times can reach the size of a typical bedroom. All too often the bath fan installed in the master bath suite is the same $12, 50 CFM fan that goes in the 30 sq/ft powder room. Yes, it’s a fan, but in such a large area the only thing it’s doing effectively is making noise, and lots of it.
The rule of thumb is that you require a minimum of 1 CFM of ventilation for every square foot of space. In a large master bath, this would mean that the 50 CFM fan is only providing 25-50% of the required ventilation. Today’s homes are so air tight that the need for adequate ventilation is greater than ever, especially in bathrooms where mold and mildew can be a problem. There are numerous attractive choices that will provide the needed ventilation and do so at a fraction of the sound level. They are available with lights and heat, and some are so quiet that you may need a pilot light switch to know that they are running.
